Tenant Criteria & Policies

Ensuring Quality Living for All Residents

At Sanford Systems, we strive to maintain high-quality homes for all residents. Our tenant criteria and policies reflect this commitment:

  • Tenant Requirements:

    • Tenants aged 18 and older must:
      • Have a FICO score of 700 or higher.
      • Pass a background check (no criminal record, terrorist watchlist, or sex offender list).
      • Earn a gross income of at least 3.5 times the lease amount from a verifiable source.
 
  • Additional Policies:

    • Positive References: Landlord references are highly encouraged.
    • No Smoking, Vaping, or Candles: These can leave stains, odors, and damage, requiring costly repairs and extensive cleaning. We want every tenant to enjoy a fresh, clean living environment.
    • No Pets Allowed: Pets can cause allergens, odors, and damages, such as scratched surfaces and ruined carpets. To maintain property quality for all residents, pets are not permitted.
    • Landscaping Responsibility: Tenants must maintain landscaping, including watering, and have the necessary tools and experience to ensure the property stays well-kept.
    • Vehicle Restrictions: Boats, campers, big rigs, and long-term vehicle projects are not allowed.
 
  • Additional Occupants:

    • Any person staying more than two weeks must meet tenant criteria and complete a $50 background check. Unauthorized additional occupants violate the lease agreement.
